Brentwood is one ZIP and two markets. The Williamson County side runs past a million and a half, the Davidson County side sits in the $600s, and the line between them is invisible from the street. Everything follows from that: taxes, schools, resale. Lot size is the real product here, half an acre to two acres with mature canopy, which is why the same 1960s house can sell for $700K or $1.7M depending on which side of a road it sits. The city median has been running around $1.4 million, but the county split is the number that matters. Williamson County addresses have been closing near $1.6 million, Davidson County addresses in 37027 closer to $640,000. Price per square foot splits the same way, roughly $375 on the Williamson side against $265 on the Davidson side. Ask which county an address is in before anything else.
Williamson County Schools on the Williamson side, which is what most of the price premium is buying. Brentwood High and Ravenwood High are the two zoned high schools, fed by Brentwood, Woodland, and Sunset middle schools. Davidson County addresses inside 37027 are Metro Nashville instead, principally John Overton and Hillsboro. Home values track the high school zone almost exactly, close to a five-to-one spread inside one ZIP code, so verify zoning in the WCS tool at the address level.
About 11 miles up I-65, roughly 18 minutes off peak and 25 to 35 in traffic, with the congestion concentrated at the interstate ramps between 7:30 and 9:00 and again around 5:00. Concord Road and Wilson Pike are the local arteries feeding those ramps. Worth noting that a large share of Brentwood does not commute downtown at all: Maryland Farms and Cool Springs are employment centers in their own right, one inside the city and one a few minutes south.
Quiet, green, and built around the car. The greenway system is the underrated amenity, more than 60 miles of connected trail threading between neighborhoods, and Crockett Park adds 165 acres of fields and trails. Hill Center Brentwood and Maryland Farms cover daily needs and CoolSprings Galleria is minutes south. It is not a walk-to-dinner neighborhood the way Green Hills is, but it is unusually well connected on foot between homes.
