Living in Green Hills
Green Hills is the closest thing Nashville has to an established address, four miles from downtown with a mall, a Whole Foods, and Radnor Lake all inside five minutes. The housing runs a wider range than the reputation suggests: 1920s cottages and 1940s ranches sit on the same streets as five million dollar new construction, and the gap between them is mostly what the last owner did. It is also a market where mispriced listings sit, which is a real advantage if you are patient. We help clients read that gap and find the version of Green Hills their number actually buys.
Green Hills proper runs around $1.25 million, and the wider 37215 ZIP runs higher because it also takes in Forest Hills and Oak Hill estate stock. Both were up double digits year over year in 2026. Entry into the ZIP is real, though: condos and townhomes start in the $200s to $600s, and the Lipscomb and Green Hills South edge holds single-family homes in the $600K to $1.3M band.
Metro Nashville Public Schools. Most of the neighborhood feeds Julia Green Elementary or Percy Priest Elementary, then John Trotwood Moore Middle, then Hillsboro High, which is an International Baccalaureate World School offering the full IB Diploma Programme. Elementary boundaries here have been under review, so verify any specific address rather than trusting a listing sheet. Green Hills also sits inside Nashville's densest cluster of independent schools: Harpeth Hall, Montgomery Bell Academy, Ensworth, University School of Nashville, Christ Presbyterian, Lipscomb Academy.
Seven to 15 minutes off peak. The stronger commute argument is Vanderbilt University Medical Center at five to seven minutes, which is why so much of the neighborhood turns over with physicians and faculty. Hillsboro Pike is the spine, I-440 handles cross-town, and Belmont Boulevard and Granny White Pike are the local alternates when the Pike backs up. BNA is about 20 minutes.
Convenience without the density. The Mall at Green Hills and Hill Center put Nordstrom, Whole Foods, and a full restaurant row inside a walk of the commercial spine, and the Bluebird Cafe is a 90-seat listening room in a strip center here. Behind that spine it goes quiet fast, tree-lined and residential and car-dependent. Radnor Lake State Park is four minutes out, 1,368 acres with six miles of trail, which is not a thing most cities offer this close to a mall.
