Donelson reads on paper like an affordable Davidson County suburb with a short commute. That is true, and it is incomplete. The things that decide whether you are happy here, and whether you get your renovation money back, do not appear in a median sale price.
What the numbers say
Single family homes have been closing around $423,000, with a trailing three-month median near $420,000, days on market around 45, and a list-to-sale ratio near 98.5 percent. Condominiums and townhomes along Lebanon Pike pull any blended figure lower. By the raw numbers, Donelson is the fastest and firmest of the six markets we track.
The ceiling is the real story
The pattern that matters here is what happens above $400,000. Under that line, homes move in roughly nine days. Above it, a large share of listings come off market without selling. Bluefields carries the premium at $350,000 to $700,000 and up, Maplecrest and Donelson Hills sit mid-range, and Hickory Bend is the most affordable tier. If you are buying a 1950s brick ranch to renovate, know where your street's ceiling sits before you price the work, because it is possible to spend past resale here.
Flight path, not distance
The honest trade-off in Donelson is airport noise, and it depends far more on flight path than on distance from the runway. Two streets a block apart can be very different. Walk any address you are serious about at a busy hour, not on a quiet Sunday morning, before you write an offer.
What you get in exchange
Under 15 minutes to downtown in normal conditions, with I-40 alongside the neighborhood and Briley Parkway handling the rest. BNA is about four miles, door to gate in under 15 minutes. There is a WeGo Star commuter rail station on the Lebanon line, and a $38 million transit center is in design there, adding a bus loop, new roadways, and quiet zones at the rail crossings.
Two Rivers Park covers 374 acres with a golf course, a waterpark, and the historic mansion; the Stones River Greenway runs through; Percy Priest Lake is four miles out. The food is better than the reputation, Party Fowl and Edley's and McNamara's and the Nashville Palace among them, and the Hip Donelson farmers market at the rail station is a genuine part of local identity.

McGavock High is the largest high school in Tennessee and runs on career academies, including an Academy of Aviation and Transportation and the Gaylord Opryland Academy of Hospitality, which map onto the neighborhood's two biggest employers. Donelson Middle and Two Rivers Middle serve the area, with roughly 10 elementary schools in the cluster. Metro rezoned parts of the cluster in 2025, so confirm the current feeder pattern for a specific address.
